22 West Self Storage Auction Terms By placing a bid, the Buyer agrees to purchase the entire contents of the unit. All contents are sold as is, where is, with no guarantees or warranties as to description, condition, or completeness. Payment Full payment must be made in cash only at the facility in the amount of the Buyers highest bid within 24 hours of auction close. Cleanout The Buyer has 72 hours from time of payment to remove all contents from the unit. The unit must be completely emptied and broom swept. Any property remaining in the unit after the 72hour cleanout period becomes the property of 22 West Self Storage. Trash & Dumping There is no dumpster available for auction buyers. All contents must be removed from the property and disposed of offsite. Dumping on the property is strictly prohibited. Cleaning Deposit A 100 dollar cleaning deposit will be required at the time of payment. The deposit will be refunded after the unit is emptied, broom swept and inspected by the facility manager. Personal Items Buyer agrees to return personal documents and sentimental items such as photographs, personal papers, legal documents, tax returns, and similar items to the facility office so they may be returned to the original tenant. Failure to Comply Failure to follow these terms may result in forfeiture of the cleaning deposit and possible suspension from future auctions. All sales are final.
Notice to Bidders
Lien laws must always be followed. The Storage Facility (22 West Self Storage) reserves the right to cancel or postpone auction in its sole discretion, including for (but not limited to) compliance with applicable lien and other laws and regulations.
All bids on the site are in $10 increments.
There is a non-refundable auction fee for purposes of the staff, paperwork and other logistical expenses to undertake the auction equal to the greater of (i) $10 or (ii) 15% of the unit sale price at auction.
Upon winning an auction you will be automatically charged a down payment of 10% of the unit sales price as a deposit that will be applied toward payment of the unit sales price.
Once the initial payment is collected you will receive an invoice for the remaining balance to be paid directly to the facility. You must have an invoice in order to access the unit.
Buyers must follow the facility’s auction terms. Auction terms are not created by StorageAuctions.com.
StorageAuctions.com does not allow last second bids to win. Bidding in the last two minutes will reset the time clock to 2 minutes, then an additional bid(s) will reset the 2-minute timer.
All sales are final and considered “as is.” Bids are considered a contractual agreement that must be fulfilled.
Units must be completely cleaned out and all trash must be removed from premises. No dumpsters privileges unless location specified.
Failure to fully completely clean out the unit will result in penalties.
